Your legal duty

Under the Fire Safety (England) Regulations 2022, building owners, landlords and managing agents are legally responsible for fire door safety, including regular checks and record-keeping. Around 75% of fire doors fail inspection. We take care of it from start to finish — inspecting, putting right and documenting every door — so you have the evidence to show your building is safe and compliant.

The cost of getting it wrong

  • Unlimited fines and prosecution under fire safety law
  • Buildings insurance at risk if doors aren’t maintained
  • Personal liability falls on the “responsible person”

What a real inspection covers

A fire door is an engineered life-safety product, not just a heavy door. One missed detail can stop it working and leave you liable. Here is what your accredited and certified inspector checks on every single door.

123456789101112
01Correct fire rating (FD30 / FD60) for its location
02Certification label or plug present and intact
03Door leaf sound and free of warping, holes or over-cutting
04Frame secure, undamaged and correctly fixed
05Door-to-frame margins within tested tolerance (≈3mm)
06Threshold and floor-finish gap compliant
07Intumescent strip present, continuous and undamaged
08Cold smoke seals fitted and intact
09Hinges correct, CE-marked and firmly fixed
10Self-closer shuts the door fully onto the latch
11Glazing and vision panels fire-rated and compliant
12Correct fire-door signage present and displayed

That is twelve things that must be right on a single door. Most buildings have dozens. It is easy to see how a door that looks fine can quietly fail, and why a qualified inspection is the only way to know for certain.

Common questions

Is fire door inspection a legal requirement?

Yes. Under the Fire Safety (England) Regulations 2022 and the Regulatory Reform (Fire Safety) Order 2005, the responsible person must keep fire doors in good order and keep records. In residential buildings over 11m, communal doors must be checked at least every 3 months and flat entrance doors at least every 12 months.

How often should fire doors be inspected?

A competent person should inspect at least annually, and quarterly for communal doors in taller or higher-risk residential blocks. We’ll advise the right schedule for your building.

What happens if a door fails the inspection?

You get a clear report telling you exactly what failed and why. Because we also carry out remedial works and installation, we can put it right and re-certify, so you don’t have to find another contractor.

Will I get paperwork to prove compliance?

Yes. Every inspection comes with a documented report and compliance certificate you can hand to your insurer, managing agent, council or fire risk assessor.

How much does a fire door inspection cost?

It depends on the number of doors and the site. Send a quick message with how many doors and where they are, and we’ll give you a free, no-obligation quote, usually the same day.

Are your inspections visual, or do you open the door up?

Most fire door inspections are thorough visual checks carried out to the relevant standard, covering everything from the rating label and seals to gaps, hinges and closers. Where a site needs it — for example higher-risk buildings or new-build sign-off — more detailed checks can be arranged. Tell us about your building and we’ll confirm exactly what’s required.

How quickly can you come out?

We cover Essex, London, Hertfordshire & Kent and aim to respond fast, with emergency repairs available when a door is an immediate safety risk.
